Does Staging Your Home Really Make Much of a Difference?

In a word, YES. In so many words…staging your home for sale could make all the difference in the world in determining how quickly and for how much your house sells. Depending on the condition of your home, both inside and out, staging might take some time to get it just right for showing. Believe it; it’s well worth it to sell your home at a premium price.

So, what to do first? The minute you place a Coastside Properties’ “For Sale” sign by the curb, when you turn around, the exterior of your home and surrounding landscaping should look amazing. It should be clean, neat, fresh and inviting. If you have children, keep toys and bikes and the like out of view. Remember, when people drive by, they see what could be their new home, and not everyone has children or wants to see signs of them living there. First impressions…well you know how it goes, and it is ever so true.

Your home should look as close to a picture out of a magazine as possible. Impersonal, yet enticing to perspective buyers that they want to see the inside of their future home.

Here is a list of some of the most crucial areas of concern when staging the inside of your home for showing. Some goes without saying, however, with so much to consider when selling a house, making lists of absolutely everything is a good idea. You could choose to hire a professional stager, but with a little effort and help from us, we can have your home show-ready in no time (depending on necessary physical repairs that might require a repair professional [handyman] or a contractor).

  • Spik and Span: From top to bottom, stem to stern, every last corner needs to be thoroughly cleaned, shined, polished, and steam cleaned.
  • Good-bye to Clutter and Warn or Mismatching Furniture: The lived-in look does not sell. Your home should look like a showplace, with very little evidence of anyone residing in it. Old, warn and mismatched furniture has to go.
  • Off the Wall: When arranging, keep furniture out from the walls. Arrange chairs, couches and tables into symmetrical patterns (living room, den, family room, etc.) to create an inviting and cozy atmosphere.
  • Tone it Down: As much as it hurts, time to put away the orange and purple Indian tapestry and bright pink bath mat for some neutral colors and impersonal wall hangings. This includes family photos and children’s artwork hanging on the refrigerator. The house should be free of personal memorabilia.
  • Organize and Downsize Closets: Even the smallest closet will appear larger if it’s not overstuffed and everything is in its place.
  • Let the Sunshine IN: Take down heave drapery and replace them with sheer or light fabric curtains and keep the blinds open to allow maximum of natural sunlight in. Bright and cheery homes sell.
  • The Nose Knows: If you own pets, be mindful of pet odors. Since you live there, you might be nose-blind to it. Ask a friend or your realtor to take a sniffing tour. Clean and deodorize as necessary. Pet odors can put the brakes on a sale right quick.
  • Strategy and Placement: Your house is clean and tidy and everything is in place, but it still doesn’t feel quite right. It’s the floors… floors can be a problem, even after steam-cleaning or waxing and polishing (or staining hardwood floors) that’s where area rugs and strategic placement of key pieces of furniture becomes invaluable.
